I run 26 short-let properties in Manchester. I built CleanHive because I couldn't find a turnover service reliable enough for my own portfolio, so I built one.
I needed it for my own properties.
The problem. I manage 26 short-let properties in Manchester. One Saturday morning a cleaner didn't show (no call, no message). The guests checked in four hours later. I spent that morning making calls, driving across the city and cleaning a property myself. We got a three-star review. That was the last time I let it happen.
What I built. I didn't want another app. I wanted a system: one that documents every clean with timestamped photos, routes a backup cleaner in under sixty seconds if something falls through, and gives me a single place to see what's been done across all my properties. Once it was working for mine, other hosts started asking to use it.
Where we are now. CleanHive has been running since early 2024. We started with Manchester and we're taking our time expanding. Liverpool is coming online now. We're not racing to cover every postcode. We're building something that works properly first.
Hosts shouldn't have to trust that a clean happened. They should be able to see it.
Three principles, no exceptions.
Accountability before comfort.
Every job is documented before it is marked complete. Photo proof, timestamped check-ins, flagged issues: the paper trail is non-negotiable.
Resilience over optimism.
Things go wrong. We build for failure modes first. The 60-second backup guarantee exists because hoping your cleaner shows up is not a business model.
The host's lens.
Every decision is tested against one question: does this make a host's life simpler? If it doesn't, it doesn't happen.
Small on purpose, not by accident.
Manoj founded CleanHive and still manages his own 26-property portfolio through it. A small team handles operations, cleaner coordination and support. We keep it lean because it's easier to maintain quality that way.
How we got here.
Launched in Manchester.
Started with Manoj's own properties. The first outside hosts came on within a few weeks, word of mouth from people who'd had the same problems.
Photo proof on every clean.
Cleaners start submitting timestamped photo sets on job completion. Dispute resolution stops being a conversation: there's either a photo or there isn't.
60-second backup guarantee.
Automated backup routing goes live. First real test: cancellation at 7am on a Saturday, backup confirmed by 7:01. It's been the standard ever since.
65+ hosts. Liverpool coming online.
Growing steadily in Manchester. Liverpool is the natural next step: close enough to manage properly, big enough short-let market to justify it. Onboarding carefully, not quickly.
